Are you on the lookout for ways to make some serious cash through real estate investment? Then you may have stumbled upon the popular YouTuber, Graham Stephan, who always reminds you to “smash that like button for the algorithm”.

But the real question is: Is Graham Stephan the real deal or just another scam artist? Lucky for you, I’m an experienced investor and I’m here to share everything I know about his real estate course.

Not only will I provide a comprehensive review of Graham Stephan’s training programs, but I’ll also introduce you to an alternative business model, as well as a free training platform that can help you earn steady passive income without any risk.

Here’s a sneak peek of what you can expect from my review:

Who is Graham Stephan?

Graham Stephan is a 29 year old self-made entrepreneur from Los Angeles, California. At just 29 years old, Graham has made quite a name for himself on YouTube, where he talks about everything from real estate to financial independence.

Graham Stephan

But Graham’s not just a financial guru – he’s also a car fanatic who loves attending car meets and cruising along the Malibu Canyons.

Graham’s journey in real estate began when he got his license a few months after turning 18. Since then, he’s sold over $125 million worth of residential real estate, working with high-profile clients like Orlando Bloom, Chloe Moretz, and Wale.

Today, Graham owns five rental properties in Los Angeles and San Bernardino County and lives in his own duplex in Los Angeles. Although he used to make around $500,000 a year as a real estate agent, Graham is now more excited about his YouTube channel, where he earns a dollar a day (and that’s a lot of dollars – he has 2.25 million subscribers on his main channel!).

Graham’s real estate brokerage is The Oppenheim Group, which specializes in luxury real estate in L.A.

But these days, Graham doesn’t sell properties as much as he used to – he’s too busy creating content for his two YouTube channels. In addition to his main channel, he also has a second channel called “The Graham Stephan Show,” which has over 1 million subscribers.

How did he get rich?

Stephan has an estimated net worth of $7 million. The majority of his fortune comes from real estate and YouTube. Here are some details on how he became rich:

Real Estate

Graham Stephan’s entrepreneurial journey began at the tender age of 13 when he started working at a marine aquarium wholesaler. He was tasked with taking inventory pictures and photoshopping them before putting them up on the website. He was paid a handsome $35 per hour, which translated to over $100 a day – not too shabby for a young teenager.

After a short stint as a drummer in a rock band, Graham realized his passion lay in the real estate industry. He got his start in a rather amusing way – he noticed that the pictures of properties on lease listings were subpar. Being the problem solver that he is, he offered to take better pictures, edit them, and post them on Craigslist.

His reward was the commission he earned by representing the tenants who were drawn to the improved ads. Though his start in real estate may have been unconventional, the next nine years proved to be incredibly fruitful.

Fast forward to when he was 27 years old, Graham had already sold over $120 million worth of real estate – quite an achievement for someone his age. It’s worth noting that while he may be seen as an overnight success, his fame, wealth, and success were a result of over a decade of hard work and dedication.

YouTube

Graham started his YouTube channel in 2006. He enjoyed creating videos and soon realized that he could turn his hobby into a source of income. However, it wasn’t an easy start as his revenue in 2017 was only $26,000 despite dedicating 40 to 50 hours a week on his channel.

But Graham didn’t give up. He loves challenges and continued to create more videos. His dedication finally paid off a year later when one of his videos on J.P. Morgan Reserve Credit Card received more than 1.2 million views, earning him $7,293.02. The success of this video was a turning point in Graham’s YouTube career.

After the breakthrough, Graham’s total revenue skyrocketed to $253,318.02. He earned more from selling training programs, speaking engagements, Amazon affiliates, and sponsorships. Today, Graham has over 3.5 million subscribers on his YouTube channel, where he shares tips and advice on finance and investment.

Graham’s story is a testament to the power of persistence and hard work. He turned his passion into a lucrative career, inspiring others to follow their dreams and do what they love.

Course Modules Breakdown

Module 1: Why Real Estate & Who Can Become A Real Estate Agent

Ready to dive into the world of real estate? In this first module, Graham Stephan shares some insight into whether or not real estate is the right choice for you.

For starters, if you’re tired of the daily grind of the 9-to-5 “rat race,” then real estate could be a great fit for you. With the flexibility to set your own schedule and the potential to earn a lucrative income, it’s no wonder so many people are drawn to this field.

But, it’s not for everyone. Real estate can be unpredictable and requires a lot of hard work and dedication. If you’re not willing to put in the time and effort, then it may not be the right career choice for you.

So, who can become a real estate agent? The answer is, anyone! As long as you meet the basic requirements, you can pursue a career in real estate. Whether you’re fresh out of high school or looking for a career change later in life, there’s no age limit on becoming a real estate agent.

Module 2: Getting Your Real Estate License

Now that you’re ready to pursue a career in real estate, it’s time to get your real estate license. In this module, Graham breaks down the requirements and steps to getting your license.

First things first, you need to be at least 18 years old. Some states may also require you to have a high school diploma or GED, but not all do.

Once you meet the age and education requirements, it’s time to start taking real estate courses. Graham recommends taking these courses online, as they’re easier to pass and you’ll learn more quickly. He also suggests getting a study guide to help you prepare for the exam.

There are even crash courses available that guarantee you’ll pass the exam. However, Graham warns that going into real estate part-time isn’t a good idea. To be successful in this field, it requires your full-time commitment.

After you’ve completed your real estate courses, you’ll need to submit an application to your state’s real estate board. Once your application is approved, you can then apply to take the exam.

Getting your real estate license is an important step in starting your career in real estate. With dedication and hard work, you can succeed in this exciting and rewarding field.

Module 3: Joining a Real Estate Brokerage

In this module, Graham Stephan explains what a real estate brokerage is and why it’s a must for real estate agents. Although they don’t provide you with clients, they do provide you with the necessary tools to succeed. Graham advises you to join a brokerage that you’ll enjoy working for. Keep in mind that, other than a printer, desk, wifi, transaction coordinator, and maybe a manager, you’ll be on your own.

Also, Graham differentiates between a real estate agent and a broker. A broker is someone who completed additional coursework, met certain requirements including previous experience and can work for themselves as their own brokerage company, while a real estate agent cannot.

Initially, Graham recommends getting your real estate salesperson license and later on, you can decide if you want to get your broker’s license.

However, he clarifies that getting your broker’s license isn’t necessary as it won’t have a significant effect on how much money you make.

Module 4: Starting Your Career

Are you ready to start your career in real estate? Graham’s suggestion is to begin as an assistant for someone who is busy enough to need one to get your feet wet. It’s the best way to learn the ins and outs of the business.

To be an assistant, Graham suggests that you ask as many different agents as possible. Even if you have to start as an intern for free, do it! This opportunity will open up plenty of opportunities for you and help grow your network at the same time.

Additionally, Graham goes over the pros and cons of working alone versus working with a team.

Module 5: Getting Leads & Business

In this module, Graham discusses how to generate leads, which is in high demand for local businesses, including real estate. He delves into the different ways to best generate leads and provides solid tips on the most effective ways of setting up an open house and what to say.

Graham emphasizes the importance of following up with prospects, as it’s a critical step to closing deals.

He also talks about buying Zillow leads, where you purchase a zip code in an area, and your contact information will show up next to a listing in that zip code on Zillow as people search for homes.

The cost of buying Zillow leads can range from a few hundred to a few thousand dollars per month, depending on the market’s competitiveness.

Lastly, Graham mentions that busy intersections are a great place to put open house signs because they are an excellent way for you to be present in people’s minds.

Module 6: Tips for Working with Sellers

If you’re working with sellers, there are several things you need to keep in mind. Graham Stephan, a real estate expert, suggests the best way to price a listing and advises sellers to make minor upgrades to increase the value of their property.

If you can convince the seller to get these tasks done, you’ll be in a better position to sell the home. Graham also shares his insights into what marketing services you can offer to promote your listings.

Module 7: Dos and Don’ts for Working with Buyers

When dealing with buyers, it’s important to know what to focus on and what to avoid. Graham, who has sold properties worth millions of dollars, suggests finding out what the buyers are looking for and expanding their search criteria.

For example, if they want to live in Hollywood, show them listings that are similar to what they want in nearby towns. He also advises against showing them too many listings in one area, as they might find something better elsewhere.

Module 8: Why Lease Clients are Important

Graham built his entire business from working with lease clients, and they are his favorite. Although they can be a lot of work and take time to pay off, he sees them as a long-term investment with little competition. Eventually, these clients will use you to buy a property. He suggests finding lease clients on different platforms like Craigslist, and you can also offer to help people rent out their properties.

Module 9: Tax Planning and Final Thoughts

In this final module, Graham emphasizes the importance of keeping track of your expenses for tax purposes. He recommends using Mint.com to help you do so.

He also talks about vacation planning and suggests working your vacation around your listings so you can be available to handle your business and still enjoy your time off to the fullest.

How much does it cost?

The Real Estate Agent Academy costs $497. It’s a fair price, compared to similar courses.

Is there a refund policy?

Yes, there is a 30-day refund policy. But I’m not sure if it’s unconditional.

Is Graham Stephan a scam?

Graham Stephan is definitely not a scam. He’s a successful entrepreneur who has overcome many obstacles to get to where he is today.

But can you really make a lot of money from real estate like Graham? According to him, if you want to succeed in real estate, you have to be willing to knock on doors and make cold calls to get attention. It’s a lot like network marketing, which can quickly lead to burnout, and no one enjoys getting rejected.

Real estate is a fast-paced business where competition is tough, and if you’re not doing it full-time, you might have a hard time being successful. It takes time and discipline to see a steady income, so you have to ask yourself if this business model is really for you. If you want to make serious money, you have to be all in.

Representing buyers and sellers requires a lot of work, such as searching for the perfect home for your client or generating leads for the home you’re selling. You have to set up a lot of appointments and guide potential buyers or sellers through the process, and there’s plenty of paperwork to deal with.

In my opinion, it might be better to start with an easier business model that can be done as a side hustle, rather than jumping into real estate right away. So, to sum it up, Graham Stephan is definitely not a scam, but real estate might not be the best fit for everyone.

My 5 biggest concerns about working as a real estate agent

1. It takes hard work and dedication

Real estate isn’t a career that comes easy. As an agent, you’ll need to work hard to attract clients and make sales. This involves managing various transactions such as marketing, advertising, and sales within your business unit. When you’re not earning fast enough, it can be discouraging, but with ambition and dedication, you can succeed.

2. Unstable income

Real estate agents primarily earn income by managing their own properties. Shorter months with no sales can affect their earnings because there is no compensation for simply listing properties. While there’s a large profit potential in the long term, there may be slow periods that come with lower income. It’s important to consider your earning potential before entering this career. Like any profession, you can make a good living if you’re willing to put in the effort to reach the top of your game.

3. Not All Customers Will Stick Around

As a real estate agent, you will work with a lot of clients, but not all of them will stick around. Many people are just looking for a simple home buying solution and won’t necessarily come back to you for future sales. Even if they do return, they may not recommend your services to others. Additionally, you’ll have to compete with other agents who are also trying to make a sale. It can be tough to stand out in a crowded market.

4. Your Schedule May Be All Over the Place

If you’re looking for a 9-to-5 job, real estate may not be the right career for you. As an agent, you may need to work odd hours to accommodate your clients’ schedules. This means working weekends, evenings, and holidays. It can be challenging to balance work and personal life, so it’s essential to set boundaries and prioritize your well-being.

5. Dealing with Buyers Can Be Tricky

Not all homebuyers are created equal. Some may have unrealistic expectations, while others may be indecisive or unsure of what they want. As a real estate agent, you’ll need to have excellent people skills to navigate these situations successfully. You’ll also need to be patient and empathetic, as buying a home can be an emotional process for many people.
